Forces Help to Buy is an MOD scheme that lets eligible regular service personnel borrow up to 50% of their annual salary, capped at £25,000, interest-free. It’s repaid from your pay over up to ten years, can be put towards your deposit and buying costs such as solicitor and survey fees, and has been a permanent scheme since January 2023. You apply through JPA, and the loan runs alongside a normal mortgage.

Regular personnel who have completed the required length of service for their branch (typically being on trained strength), with more than six months left to serve and the required medical category. Reservists and MPGS aren’t eligible, though exceptions to some criteria can be made on medical or personal grounds. Eligibility is decided by the MOD under JSP 464, and we’ll help you sense-check it before you apply.

With most major lenders, yes, but treatment varies more than people expect. Some accept FHTB as your full deposit, others count the monthly repayment as a commitment that reduces what you can borrow, and a few want to see some of your own savings alongside it. Choosing the right lender for an FHTB purchase is exactly the kind of matching a whole-of-market broker does.

Yes. Under industry guidance linked to the Armed Forces Covenant, lenders agreed that applications shouldn’t be automatically rejected because of a BFPO address, and some lenders treat BFPO like any UK address. A letter from your Commanding Officer can evidence your address history. One tip: check your credit file first, as BFPO addresses are sometimes logged as overseas addresses and can break your credit history.

Usually, yes, through consent to let. Several lenders relax their rules for serving personnel: some waive the usual waiting period, and some waive the extra letting charge for members of the armed forces. If you bought with Forces Help to Buy you’ll also need MOD approval, typically where you’re posted 50 or more miles away. We’ll factor a future posting into the lender choice from day one.

It varies widely: some lenders count allowances such as Local Overseas Allowance and recruitment and retention payments in full, some only partially, and some not at all, while temporary deployment uplifts are often excluded. Since allowances can be a meaningful slice of forces pay, placing your application with a lender that counts more of it can significantly change what you can borrow.

No, the UK has no direct equivalent of the US VA loan. Veterans use mainstream mortgages, but that’s rarely a disadvantage: armed forces pensions are treated as strong, dependable income, and Armed Forces Covenant lenders have pledged fair treatment. The usual challenges are thin credit files after overseas service and newly started civilian income, both things a broker can plan around.

Any outstanding balance is normally deducted from your terminal benefits when you’re discharged, or a continued repayment arrangement can be agreed. It’s worth building this into your resettlement planning, and we can help you time a purchase or remortgage around your discharge date so nothing catches you out.
