Usually, yes. Specialist lenders assess applications manually rather than relying on an automated credit score, and will consider CCJs, defaults, missed payments, debt management plans, IVAs and discharged bankruptcy. What matters most is what happened, how long ago, whether it’s settled and the size of your deposit. Every application is subject to lender criteria and affordability, which is exactly where whole-of-market advice earns its keep. Some specialist lenders will consider an application within a year of a CCJ being registered, usually with a larger deposit. Options widen at 12 and 24 months, and once a satisfied CCJ is more than three years old some lenders place no limit on the number or value. CCJs drop off your credit file after six years, and if you pay one in full within a month of the judgment, it’s removed entirely.

Yes. Small utility or mobile phone defaults are often ignored completely, and specialist lenders can consider larger defaults from around 12 months after registration. Most high-street lenders prefer defaults to be three or more years old. A default stays on your credit file for six years from registration, even once you’ve paid it.

Yes, in time. During an IVA options are very limited, but once it completes specialist lenders can consider you, typically with a larger deposit at first, with more choice after three years. For bankruptcy, most lenders want to see three years from discharge, and after six years from the order you’ll be treated much like any other applicant.

Typically 10–15%. Mild, historic issues can sometimes be placed with as little as 5% down, while recent or more serious issues, or a recent bankruptcy, usually need 20–25%. A bigger deposit also gets you better pricing, so every extra 5% genuinely helps.

A real example from my recent cases: I arranged a mortgage for a client whose credit issue was less than a year old, and it needed a deposit in the 20 to 25% range with a specialist lender. It completed. Every application is assessed on its own facts, so treat that as one example rather than a rule.

Usually, but by less than people fear, and often only for a while. Specialist deals are priced above high-street rates depending on how recent and serious the credit issues are. Most of our clients treat the first deal as a stepping stone: keep payments clean for a couple of years, then remortgage to a mainstream rate as the adverse credit ages.

Declined applications and repeated hard searches do leave marks on your file, which is exactly why we check your credit reports and match you to lender criteria before anything is submitted. Initial decisions in principle can usually be done with a soft search rather than a hard credit check.

Yes. If credit problems have appeared since you took your current mortgage, a specialist remortgage can still be arranged, whether your deal is ending, you need to raise funds or you want to consolidate debts. And if you took a bad credit mortgage a few years ago, we can check whether your record has repaired enough to move you back to a mainstream rate.
