I am a buy to let mortgage broker based in Winchester, and the landlords I meet here fall mostly into two groups: people letting to students around the University of Winchester, and accidental landlords who moved on and kept their old home. Buy to let in Winchester: what the numbers look like

Average house prices in the Winchester district were around £471,000 in June 2026 according to the ONS, against roughly £380,000 across the South East, while private rents averaged about £1,505 a month. Zoopla’s July 2026 index tells a similar story on price, putting the typical Winchester home at £482,600, up just 0.1% on the year but 9% over five years, with terraced homes the best performers and flats the weakest. Put price and rent together and the gross yield on a typical property is lower than a landlord would see in Southampton or Portsmouth. That is the Winchester trade off: you accept a lower yield for tenants who stay, short void periods and a market underpinned by the cathedral city itself, fast trains to London Waterloo, the Royal Hampshire County Hospital and the university. For the mortgage, a lower yield means the rental stress test is usually what limits the loan, so I look first at lenders with lower stress rates, longer fixed rates that qualify for a lower stress test, and top slicing, where your own surplus income makes up a shortfall in the rent. Students, accidental landlords and first buy to lets

The University of Winchester has close to 8,000 students, and lettings around the King Alfred and West Downs campuses are a steady part of the local market. Lenders differ on student tenants, and a house let to three or more unrelated sharers may be classed as an HMO, which changes the product and, in Stanmore, Winnall and Chalk Ridge, may need planning permission under the council’s Article 4 directions. Ask your current lender for consent to let, which is usually for a limited period, or switch to a buy to let mortgage if you plan to let long term. Which route suits you depends on your current rate, how long you intend to let and whether you are buying somewhere else at the same time.

Most buy to let lenders want at least 25% of the property value, with a few going to 20% or 15% at higher rates. In Winchester the rent often limits the loan before the deposit does, so a larger deposit can be needed to make the numbers work on a high value property.
