From HTG Mortgages

Real cases I have recently worked on at HTG Mortgages. Names and a few details are changed to protect the people involved. The problem, what nearly stopped it and the outcome are exactly as they happened.

Last Updated: September 2026

Every case is from my own desk in the last year or so

The awkward bit is left in, not tidied away

Each one ends with what it means if your situation looks similar

Recent cases

Each one is a real case I have placed, written up in full: who the client was, what nearly stopped it, and how it got over the line. Names and details changed.

Company director · Residential purchase

5.8 to 4.9

income multiple on the same accounts, read by a different lender

The company director who was told her house was out of reach

Salary plus dividends put a £325,000 mortgage at 5.8 times income. Assessed on salary plus profit before tax, the same accounts brought it to 4.9. She completed on the house.

Right to Buy · Council tenants

£102,400

the discount they kept, against £38,000 under the current cap

Right to Buy after the discount cut: the application date that changed everything

Their application reached the council days before the caps were cut in November 2024. That date was worth over £64,000. Then a rural area resale restriction decided which lenders were in play.

Self-employed · First-time buyer

1 year

of full-time accounts, income from a single US platform

A first-time buyer with one year of self-employed income from an online platform

Most lenders want two years. The part-time years before going full-time, and a sterling payment from a named payer, made it a high street case with the application in within 48 hours.

Limited company · Buy to let

£875 v £480

rent the flat lets for, against what the lender needed

The property company that had bought everything in cash and looked like a first-time landlord

Two flats bought outright, no rent coming in yet, and a deposit built from directors' loans. Most lenders would not look at it. One takes all three as standard.

NHS doctors · High value purchase

2 weeks

from first enquiry to mortgage offer on a £705,500 loan

Two NHS doctors, one larger mortgage, offer in two weeks

Salary, allowances and locum work, a 15% deposit and a higher value home. Set out in full at the start, the right premier range did the rest.

Every case here is real and every detail that could identify a client has been removed. They are here to show the kind of problems that get solved, not to suggest that your case will go the same way. Every application is assessed individually by the lender on its own facts, and I will tell you early if something cannot be placed. If your situation looks like one of these, get in touch or book a 15 minute call. Your home may be repossessed if you do not keep up repayments on your mortgage. Some buy to let mortgages are not regulated by the FCA.

Frequently Asked Questions

Have another question?

Yes. Each one comes from my own casework. Names, locations, lender names and anything else that could identify the client have been removed.

Not necessarily. Lenders assess every application on its own facts, and criteria change. These show the kind of problem that can be solved, not a promise about yours.

Because the right lender for a case depends on the criteria on the day, and naming one here would date quickly and could steer people towards the wrong lender for them.

Rates change constantly and a figure that was right for one client on one day tells you nothing about yours. What matters is whether the case could be placed and how.

Yes, that is most of what I do. Self-employed with short accounts, recent credit issues, limited company landlords, older borrowers and people who have been declined elsewhere.

Only anonymised, and only with your agreement after completion. Nobody is added without being asked.

Book a 15 minute call or send me a WhatsApp with the outline. I will tell you whether it looks placeable before you spend any time on paperwork.

My fee is £350, payable only when a mortgage offer is issued. Nothing is charged for the initial conversation.
