Every guide on this page answers a question first-time buyers ask me, so start wherever you are. If you’re still saving, the deposit and borrowing guides explain what lenders expect and how they work out what you can afford. If you’ve already had an offer accepted, skip ahead to the guides on conveyancing, exchange and completion. You don’t need to read everything, just the stage you’re at.

If you want the short version of the whole process, it runs like this. Get your paperwork and credit record in shape, work out what you can borrow, then get a mortgage in principle before you book viewings, because most estate agents will want to see one before they take your offer seriously. Once your offer is accepted, the full application, valuation and legal work start. Each of those steps has its own guide above, including what it costs and how long it tends to take.

What none of these guides can do is tell you which mortgage is right for you. That depends on your income, your deposit, your plans and a handful of smaller things a guide can’t know. Five per cent is enough with a range of lenders, and the mortgage guarantee scheme has been a permanent fixture since July 2025. More deposit widens your choice rather than deciding whether you qualify, so do not delay buying purely to reach 10%.

Most lenders work on four to four and a half times income, with some stretching to five or beyond where the income and deposit support it. Two applicants combining incomes usually beats one applicant on the same total.

It is a lender indication of what they would lend based on the information you give them, run before you make an offer. Estate agents in Winchester and Southampton will usually want to see one before they take an offer seriously, so get it before you start viewing properly.

Photo identification, proof of address, three months of payslips if you are employed, three months of bank statements, and evidence of where your deposit came from. If you are self employed it is two years of tax calculations and tax year overviews instead of payslips.

Yes, and it is very common. The lender will want a letter from whoever is gifting it confirming it is a gift rather than a loan and that they have no interest in the property, plus identification and evidence of where their money came from.

First Homes and Shared Ownership are both current in England. Help to Buy in England closed to new applications in March 2023 and Deposit Unlock closed to new completions in April 2026, so any guide still recommending those two is out of date.

There is first time buyer relief in England up to a threshold, above which normal rates apply. The thresholds move with each Budget, so check the HMRC calculator for the position on the day you buy rather than trusting any article.

On my cases in 2026 most mortgage offers have come through in under two weeks. The mortgage is rarely the slow part. Conveyancing, searches and the chain are what stretch a purchase out, and the overall timeline is usually measured in months rather than weeks.
