About the information on this site
Everything on this website is general information, written to help you understand how mortgages work. It is not personal advice and it does not take your circumstances into account. I only give advice once I have spoken to you and looked at your situation, and that advice is confirmed in writing. Please do not make a financial decision based on this website alone.
Eligibility and lender criteria
All mortgages are subject to status, the lender’s criteria and a satisfactory valuation of the property. Not everyone will qualify, and a lender, product or approach described on this site may not be available to you. Lenders change their criteria, interest rates and fees frequently, often without notice. The facts, figures and criteria on this site were correct when each page was written and may since have changed. Each page shows its date, and I keep the site under review, but always check with me before relying on anything here.
Figures, examples and calculators
Any numbers on this site, including calculator results, worked examples, rates, rental yields, stress tests, area comparisons, affordability figures and case studies, are for illustration only. They are based on stated or typical assumptions, are rounded, and do not reflect your circumstances. They are not a quote, an offer, a personalised illustration or a guarantee of what you can borrow, what you will pay or what a lender will accept. Case studies are real cases with details changed to protect the client. Calculators use simplified methods and will not match a lender’s own assessment. Your actual figures depend on your circumstances and the lender’s assessment at the time you apply.
Buy to let
Most buy to let mortgages are not regulated by the Financial Conduct Authority. Where a buy to let mortgage is unregulated, you will not have the protection of the FCA’s mortgage rules or access to the Financial Ombudsman Service for that mortgage. Rental income is not guaranteed, void periods happen, and property values and rents can fall as well as rise. Your property may be repossessed if you do not keep up repayments.
Tax
Tax treatment depends on your individual circumstances and may change in future. Anything on this site about income tax, corporation tax, stamp duty, capital gains tax or inheritance tax is general information and not tax advice. HTG Mortgages does not give tax advice. Speak to an accountant or tax adviser before deciding, for example, whether to buy in your own name or through a limited company.
Remortgaging and debt consolidation
You may have to pay an early repayment charge to your existing lender if you remortgage before your current rate ends. Think carefully before securing other debts against your home. Consolidating unsecured debts into your mortgage may reduce your monthly payments but can increase the total amount you repay and the time it takes to repay it.
Protection and insurance
Life, critical illness and income protection cover is subject to the insurer’s underwriting and policy terms. Premiums and cover depend on your age, health and circumstances. Any protection figures on this site are for illustration only.
Fees and how I am paid
HTG Mortgages charges a flat fee of £350 for mortgage advice, payable only once your mortgage offer has been issued. If no offer is issued, no fee is due. HTG Mortgages will also usually receive a commission from the lender when your mortgage completes. The lender does not pay more for one recommendation over another, and the exact amount is shown in the documents you receive before you commit. Where I introduce you to another firm, for example a solicitor, surveyor or insurer, I may receive a fee and I will tell you if so.

HTG Mortgages Limited’s Financial Services Register reference number is 1017945. Switch Financial Network Ltd’s is 960278. The guidance and advice on this website is subject to the UK regulatory regime and is intended for people based in the United Kingdom.
Complaints

If you are not satisfied with the outcome, you may be able to refer your complaint to the Financial Ombudsman Service at financial-ombudsman.org.uk or on 0800 023 4567.
