Andover buyers tend to have one of two complications: income that is not a simple monthly salary, or a new build purchase with a build date that moves. Both are routine to me and both go wrong when they are handled by a lender’s call centre.
Armed forces income.
Basic pay, X factor, specialist pay, accommodation and other allowances are treated differently by different lenders. Some count nearly all of it, some only the basic. Choosing the right lender can change how much you can borrow by a meaningful amount.
Forces Help to Buy.
The scheme lets eligible service personnel borrow an interest free advance towards a deposit. Not every lender accepts it as the deposit source and the paperwork has its own sequence, so I plan it into the application from the start.
New build timing.
A standard mortgage offer lasts around six months, and some lenders extend for new build. If the developer’s completion date slips past the offer, you can be re-underwritten at today’s rates. I choose lenders with longer offer periods when the build date is uncertain.
London commuters and local buyers.
Andover has direct trains to London Waterloo in a little over an hour, so I see both London commuters buying for space and local buyers moving out of rented homes. The lending is the same; the affordability conversation is different.
Buying in Andover: what shapes the mortgage
Andover had a population of around 50,800 at the 2021 census and is Test Valley’s largest town. The Ministry of Defence is its biggest employer, with Army Headquarters based at Marlborough Lines on the former RAF Andover site, and that shapes the housing market: a steady flow of service families buying, selling and letting as postings change. Beyond the military, Andover Business Park and the town’s established employers give a base of local buyers, and the hourly fast trains to Waterloo bring commuters looking for more house for their money than Basingstoke or Winchester offer. Average prices across the Test Valley district were about £372,000 in June 2026 and broadly flat on the year according to the ONS, while private rents rose more sharply, which is worth knowing whether you are a first-time buyer weighing rent against a mortgage or a landlord looking at the town.
New build, remortgages and buy to let in Andover
A large share of Andover’s recent sales are new build, on estates around the edge of town. New build brings its own mortgage points: developer incentives have to be declared to the lender and can affect the loan, offers need to last until the build completes, and valuations occasionally come in below the agreed price.
