The town’s position between Portsmouth and Southampton, with the Solent Enterprise Zone at Daedalus employing people in aerospace, engineering and manufacturing on the Fareham and Gosport border, gives buyers a wide local job market, which matters to lenders assessing income stability. Welborne, new build and remortgaging in Fareham
Welborne Garden Village, north of the M27 at junction 10, is planned for around 6,000 homes over many years, with the first phase of up to 700 homes under way and the first residents moved in during January 2026. Buying at Welborne or on any of the borough’s other developments is a new build mortgage, which brings three things I plan for: an offer that lasts until the home is finished, developer incentives that must be declared to the lender and can affect the loan, and the possibility of a valuation below the agreed price, all of which I have written about in the knowledge hub.
