Our Fees: A Flat £350, Due Only on Mortgage Offer

Last Updated: August 2026

Featured in The Telegraph • Daily Mail • The Times • Sky News

We charge a flat fee of £350 for our mortgage advice. You only pay it once your lender has issued a formal mortgage offer, so there’s nothing to pay upfront and nothing to find while your application is being put together.

If you are a landlord, there is a separate page on buy to let broker fees showing how a flat fee compares with the percentage fees some brokers charge, worked at three loan sizes. If you are a letting agent or an accountant looking at referring clients, see introducers.

Our Fees, Explained

Straight answers to the questions we get asked most about fees.

How much does HTG Mortgages charge for mortgage advice?

We charge a flat fee of £350 for arranging your mortgage. It’s the same fee whether you’re buying your first home, moving house, remortgaging or investing in a buy-to-let.

There’s no percentage-based charge and no sliding scale based on the size of your mortgage.

Key takeaway: One flat fee, £350, regardless of your mortgage type or loan size.

When do we pay the £350 fee?

You pay once your mortgage offer has been issued, not when you first enquire and not while your application is being processed.

There’s no charge for an initial conversation, and no charge while we search the market and put your application together.

Key takeaway: Nothing to pay upfront, and nothing until you have a mortgage offer in hand.

Do we pay if our application doesn't go ahead?

The fee only becomes due once a mortgage offer is issued. If your application doesn’t reach that stage, you won’t be charged.

That means you can explore your options and get an Agreement in Principle without any cost.

Key takeaway: You’re not charged for exploring your options.

What does the £350 fee cover?

For your £350, we compare mortgages from across the whole market rather than a single lender’s range, and handle your application from your first enquiry through to your mortgage offer.

You deal directly with us throughout, not a call centre or a rotating cast of case handlers, and we liaise with your estate agent and solicitor where needed.

Key takeaway: Whole-of-market advice and direct support from Harry, start to finish.

Speak to an expert

Whether you’re buying your first home, moving house or remortgaging, HTG Mortgages is here to make the process as simple and stress-free as possible. I’ll compare mortgages from over 120 lenders, guide you every step of the way and help you find the right mortgage for your circumstances.

Are there other costs we need to budget for?

Our £350 fee is separate from any costs charged by the lender, such as a valuation or product fee, and separate from your solicitor’s fees, surveys and Stamp Duty Land Tax where it applies.

We’ll go through the likely costs for your situation when we speak, so you can see the full cost of a mortgage, not just the headline rate.

Key takeaway: Budget for lender and solicitor costs separately from our fee.

Do you receive any payment from the lender as well?

We may also receive a payment from the lender once your mortgage completes, known as a procuration fee.

This is standard practice for mortgage brokers, is paid by the lender rather than by you, and doesn’t change the fee you pay us or the advice we give you.

Key takeaway: A procuration fee, where it applies, comes from the lender, not from you.

Does the £350 fee apply to remortgages and buy-to-let mortgages too?

Yes. It’s our standard fee for mortgage advice, whether you’re buying your first home, moving house, remortgaging or investing in a buy-to-let.

Get in touch if you’d like to check how it applies to your specific situation.

Key takeaway: One fee, one process, regardless of mortgage type.

Do all mortgage brokers charge a fee?

No. Some brokers charge no fee and are paid only by commission from the lender. Others, including HTG Mortgages, charge a client fee as well.

Both models are common in the UK market, and the FCA requires every broker to be clear about how they’re paid before you go ahead.

Key takeaway: Ask any broker how they’re paid, fee, commission, or both, before you go ahead.

Why do you charge a fee?

A fee lets us spend the time a mortgage application actually needs, whole-of-market research, paperwork, and staying on top of things with the lender and your solicitor.

You’ll always know what we charge and when, before you decide to go ahead.

Key takeaway: Clear pricing, agreed upfront, before you commit to anything.

How do we find out more about the fee for our situation?

The best way is to get in touch. We’ll explain how the £350 fee works for your circumstances, with no obligation to go ahead.

You can call, WhatsApp or book a call below, and we’ll get back to you personally, usually within two hours.

Key takeaway: A quick conversation with Harry will answer any questions about the fee.
