Why Do I Need a Home Survey?
If you’re thinking about buying a property, we always recommend getting an independent home survey. This gives you a clear picture of the condition of the property and helps avoid unexpected repair costs, stress, or surprises down the line.
RICS HomeBuyer Report
This report is ideal for conventional homes, flats, or bungalows built with common materials and in reasonable condition. It highlights any major structural problems like subsidence or damp, plus other hidden issues both inside and outside the property.
We offer two versions:
HomeBuyer Report (without Valuation)
This looks at all the visible parts of the property and flags urgent issues that could impact value or need quick attention. It doesn’t inspect beneath floors or behind walls. Without a valuation, you can use this report to renegotiate the price based on suggested repairs.
HomeBuyer Report (with Valuation)
Includes everything above plus a professional property valuation. This can help adjust your offer if the surveyor’s value differs from the lender’s.

RICS Building Survey
For larger, older, or run-down properties — or if you’re planning major renovations — this more detailed survey covers the full structure and fabric of the building. It reports on visible defects and potential hidden problems, outlines repair options, and flags serious risks or dangerous conditions.
Bespoke Building Survey
A tailored version of the Building Survey, this is Watson’s most comprehensive option. It includes detailed inspections, photos, valuations, insurance figures, and optional repair cost estimates. It’s perfect for older or larger properties and can focus on specific areas you’re concerned about.
Help To Buy Valuation
If you’ve used the Help To Buy scheme and now need to sell, remortgage, or repay your loan, a RICS-regulated valuation is required. Watsons conduct these valuations following the exact scheme guidelines, inspecting inside and out.
